The inventory report will provide an accurate and detailed description of the contents, condition and decorative interior of the property and should be done as close to the start date of the tenancy as possible.
Magenta are completely independent and by using us will allow an unbiased accurate comparison to be made at the end of the tenancy helping to prevent or resolve any dispute between landlord and tenant.
We will carry out a full inventory of its contents and a schedule of condition for all the rooms and each report will outline:

Check In

Once a tenant has been agreed, the check in process ensures the inventory provides a fair and accurate description of the property and allows the tenant to gain an understanding of the contents and make any amendments if necessary.
It allows the tenant the opportunity to query and discuss any dilapidations within the property and will include:

Check Out
From £45
At the end of the tenancy, we will carry out a check out inspection. During this process the property will be fully inspected against the original inventory and the report will highlight:
Recommendations and findings will be discussed with the tenant (if present), regarding ‘fair wear and tear’ as well as any repair and cleaning issues and these will be highlighted on the report.

Interim Inspections
From £35
These will be arranged either midway through the tenancy or on a quarterly
basis to suit.
The property will be revisited, checked against the inventory for any
obvious signs of sub letting, malicious damage, maintenance issues, smoking
(if non smoking property), pets and ascertain the general level of care from
the tenant.
A findings report will be compiled stating the areas of the property that
require attention and maintenance.
