  • Inventory

    From £55

    The inventory report will provide an accurate and detailed description of the contents, condition and decorative interior of the property and should be done as close to the start date of the tenancy as possible.

    Magenta are completely independent and by using us will allow an unbiased accurate comparison to be made at the end of the tenancy helping to prevent or resolve any dispute between landlord and tenant.

    We will carry out a full inventory of its contents and a schedule of condition for all the rooms and each report will outline:

    • A detailed accurate report of all fixtures, fittings and furniture and their condition including any dilapidations
    • Overview photographs of each room with specific pictures for items of note
    • Cleanliness overview
    • Meter readings
    • Snagging report where applicable

    The report will be with you within 24hours of the appointment and sent electronically in PDF format.

  • Check In

    From £35

    Once a tenant has been agreed, the check in process ensures the inventory provides a fair and accurate description of the property and allows the tenant to gain an understanding of the contents and make any amendments if necessary.

    It allows the tenant the opportunity to query and discuss any dilapidations within the property and will include:

    • Any amendments with the tenant on site and in agreement
    • Tenant signature to say they agree with the reports findings
    • Accurate record of meter readings
    • Record and hand over keys to the tenant where appropriate

    The report will be with you within 24 hours of the appointment and sent electronically in PDF format.

  • Check Out

    From £45

    At the end of the tenancy, we will carry out a check out inspection. During this process the property will be fully inspected against the original inventory and the report will highlight:

    • Any changes to the original inventory
    • Any cleanliness issues
    • Any dilapidations
    • General room photographs with detailed photographs of any items of note
    • Note any missing/damaged items
    • Note any extra items found at the property not listed on the inventory
    • Accurate record of meter readings
    • Record and detail any keys received from the tenant
    • Forwarding address and contact details
    • Tenant signature to say they agree with the report findings

    Recommendations and findings will be discussed with the tenant (if present), regarding ‘fair wear and tear’ as well as any repair and cleaning issues and these will be highlighted on the report.

    The report will be with you within 24 hours of the appointment and sent electronically in PDF format.

  • Interim Inspections

    From £35

    These will be arranged either midway through the tenancy or on a quarterly
    basis to suit.

    The property will be revisited, checked against the inventory for any
    obvious signs of sub letting, malicious damage, maintenance issues, smoking
    (if non smoking property), pets and ascertain the general level of care from
    the tenant.

    A findings report will be compiled stating the areas of the property that
    require attention and maintenance.
